We have an issue with our hot water system which is only around 5 years old... majority of the time we are required to leave the mixer or hot tap on full bore to get to 42-44 degrees Celsius, at times the water will lose all heat and go to straight cold tap temperature. On the rare occasion the hot will surge and go to 50-60 degrees Celsius, but this is very rare. Temps also vary depending on distance from hot water system. Basically i have to boil the jug every evening to wash the dishes...
Thermostat has been tested and is still in sound working order, water is 50-60 deg when straight from release valve.
Any ideas of what this could be, tempering valve or something else?
